How do you sell your home for top dollar in today's shifting market? It’s important to stay up to date with this, so today I am sharing a few tips with you, and it all starts with meeting multiple Realtors and choosing the best one.
1. Make sure your agent shows you all of the market data. Have them show you the macro and micro data, local comps, absorption rate, trends in your area, and more. Supply is limited, so sellers don’t have a lot of competition, and homes are moving. Overall, know what’s happening in your local market to get an accurate assessment of your situation and how to succeed.

2. Work with someone who has a great marketing strategy. You need to be blown away by your Realtor’s marketing plan. Start by getting examples of their recent content and not marketing done for a house over eight months ago. The market has changed, so you need to know what they’re doing for sellers in this market. Find out how they go above and beyond, and make sure they’re doing more than just putting a home on the MLS and hosting a few open houses. They need professional photography, from the daytime and nighttime, as well as a 3D tour and videos. Show people the home and the lifestyle—that’s what will knock buyers’ socks off. If they know what they’re getting into beforehand, they’ll be confident and won’t have to come back again. Therefore, good marketing is crucial.
3. Be flexible. You need to be fluid in today's market, as the market is constantly changing. Interest rates and inventory are going up, and buyer demand is going down, which will work against you. Therefore, make sure you’re moving with the marketplace, and a good Realtor will show you how to do that.
