Some red flags include: If they don’t have a preapproval letter, if they don’t have proof of funds, if they can’t put at least 3% down, if they want more than three weeks for the inspection period, if they want more than 30 days for contingency removal, if they’re a cash buyer but sending an offer with a 30-day escrow, and if their agent submits the offer via fax.
